Dear Sir or Madam,
In accordance with the Civil Code of Québec, I hereby notify you of my intention to sublet the dwelling I rent from you under the lease dated [date].

- [Reason, if desired: work assignment abroad / studies].
Please let me know within 15 days of receipt of this notice whether you consent. Failing a reply within that time, you will be deemed to have consented. You may refuse only for a serious reason, which must be given to me in writing.
I remain responsible to you for the obligations of the lease during the sublease.

Drafting notes
- The tenant must notify the lessor of the intention to sublet, giving the name and address of the subtenant (art. 1870 C.C.Q.); the lessor may refuse only for a serious reason (art. 1871 C.C.Q.).
- Failing a reply within 15 days, the lessor is deemed to have consented.
- Unlike an assignment of lease, in a sublease the original tenant remains bound to the lessor.
