Re: Reply to your notice of modification of the lease – [address, apt. ___]
Dear Sir or Madam,
I acknowledge receipt on [date] of your notice proposing [an increase of my rent to $[amount] / the following modification: ___] upon renewal of my lease ending on [date].
Please be advised that I refuse the proposed [increase / modification]. However, I will remain in the dwelling, and my lease will therefore be renewed.
[Optional: I am open to discussing an increase of $___, which I consider reasonable having regard to ___.]
You may, if you wish, apply to the Tribunal administratif du logement within one month of receipt of this reply to have the rent fixed.
Sincerely,

Drafting notes
- The tenant has one month from receipt of the notice to refuse (art. 1945 C.C.Q.); silence equals acceptance.
- Refusal does not terminate the lease: the lease is renewed and the lessor may ask the TAL to fix the rent (art. 1947 C.C.Q.).
- Keep proof of the date your reply was sent.
